The Advantage

Why a dual-licensed agent changes everything

Most buyers work with a real estate agent and a separate loan officer. That means two people who may not be on the same page, miscommunication about timelines, and financing issues that surface at the worst possible moment.

When you work with Jonathan, your agent and your loan officer are the same person. He structures your offer with your financing in mind from the start. No back-and-forth between offices. No finger-pointing if something delays. Just one team, one plan, one closing.

That is the difference between a process that works and one that barely survives.

How It Works

From pre-approval to keys in hand

01

Pre-Approval

Start with a pre-approval so you know exactly what you can afford. Jonathan reviews your income, credit, and debt to issue a pre-approval letter that agents and sellers take seriously.

02

Home Search

With your pre-approval in hand, you are ready to shop with confidence. As your agent, Jonathan or Naomi will help you find the right home in the right neighborhood.

03

Contract & Processing

Once you are under contract, your loan moves through underwriting. Because Jonathan is both your agent and your loan officer, nothing gets lost between two offices.

04

Closing Day

Review your final Closing Disclosure, sign your documents, and get your keys. Your financing and your real estate close together, on time, with no surprises.

Questions

Mortgage questions, answered

How much do I need for a down payment?
It depends on the loan program. VA and USDA loans offer zero down payment. Conventional loans can start at 3%, and FHA loans start at 3.5%. Jonathan will help you determine which program fits your situation.
What credit score do I need?
Requirements vary by loan type. VA loans have no official minimum (lenders often require 620+), FHA loans accept scores as low as 580, and conventional loans generally start at 620. Jonathan can review your credit and recommend steps to improve your score if needed.
How much are closing costs?
Closing costs typically range from 2% to 5% of the purchase price. These include lender fees, title insurance, escrow deposits, and prepaid items like homeowners insurance and property taxes. Jonathan will provide a detailed estimate early in the process.
Can I roll my closing costs into the loan?
In some cases, yes. Seller concessions, lender credits, and certain loan programs allow you to finance some or all of your closing costs. Jonathan will evaluate your options to keep your out-of-pocket costs as low as possible.
What is the Level program at DirectRate?
Level is a unique program at DirectRate designed specifically for real estate agents who want to add mortgage lending to their business. It gives agents the tools, licensing support, and platform to become dual-licensed like Jonathan. If you are an agent interested in learning more, contact Jonathan for details.
